How much does Saveestate cost?

There are no monthly fees and no percentage-based compliance fees. Optional add-on services are available à la carte, and a bundled Pro package is available for $1,499 (a $227 savings over à la carte pricing).

How does Saveestate’s pricing compare to traditional real estate costs?

Traditional listing brokers charge up to 6% of the sale price to list your property, while Saveestate charges a flat fee plus 0.25% to 0.5% saving you thousands of dollars.

What's included in the Core Listing Package?

Your Core Listing Package includes MLS listing, syndication to Zillow, Realtor.com, Trulia, Redfin, and Homes.com, licensed Illinois broker support, broker review before listing, all required forms and disclosures, electronic signing, unlimited listing changes, buyer inquiry forwarding, and access to our seller education video series. Are there monthly fees?

No. You pay a one-time flat fee of $595 to list your home on the MLS. There are no recurring charges and no percentage-based compliance fees at closing.

Do I still need to pay a buyer’s agent commission?

Since the August 2024 NAR settlement, buyer's agents are required to have written representation agreements with the buyers they represent. These agreements set out the compensation the buyer owes their agent. It's up to you, the seller, whether to offer a concession toward that compensation as part of your negotiation. Any seller concession is negotiated during the offer process, not advertised in the MLS.

Can I add services later?

Yes. You can add any of our optional services — showing management, marketing boosts, transaction coordination, and more — at any time before your home goes under contract. Add-ons are available through your client portal.

Are there any hidden fees?

No. Your $595 flat fee and any add-ons you select are clearly itemized at checkout. Any state-mandated fees are disclosed before you complete your purchase.

How do I price my house for sale?

SaveEstate provides sellers with an Automated Valuation Model (AVM) tool powered by Realtors Property Resource (RPR), which estimates your home's value using data from nearby, similar, and recently sold homes. A full Comparative Market Analysis (CMA) is also available for an additional fee — contact us for details.

Does SaveEstate provide Yard Signs?

Yes. Professional yard signs are available for purchase through our website or your client portal. Our Pro Yard Signs feature a durable corrugated plastic panel — where you can add your phone number — displayed on a heavy-duty plastic stake. Shipping and handling is $49, with delivery typically in 5–7 business days. Yard signs are non-refundable, and SaveEstate does not install signs.

Does SaveEstate provide lockboxes?

Yes. We offer a combination lockbox — a standard tool used by REALTORS® to securely hold keys to your property. Homes with a lockbox tend to be shown more frequently because agents can access them easily. Shipping and handling is $49, with delivery typically in 2–3 business days. Lockboxes are non-refundable, and SaveEstate does not install lockboxes.

Can I list my home in an additional MLS?

Yes. For properties near a county or regional border, listing in an additional MLS can significantly expand your exposure to agents and buyers. The cost to add a second MLS is $99. Contact us if you'd like help determining whether an additional MLS makes sense for your property.

Can I cancel my listing at any time?

Yes. As long as your property has no pending contract or active offers, you may cancel your listing at any time by submitting a support request through your client portal. There are no termination fees or cancellation penalties. Please note that the flat listing fee is non-refundable once your property is active on the MLS.

Is Saveestate a For Sale By Owner (FSBO) Service?

Not exactly. Traditional FSBO relies on the homeowner to market their property independently. With SaveEstate, your property is listed on the MLS — the same platform real estate agents use to market homes — giving you far greater exposure than FSBO alone. You save on full listing commissions while still having licensed broker support, and you retain flexibility over pricing and showings. It's the best of both approaches: FSBO-level savings with MLS-level reach.

Do I need a real estate attorney?

In Illinois, it is customary — and strongly recommended — for both sellers and buyers to be represented by a real estate attorney at closing. Typical Illinois attorney fees range from $600 to $800 for a standard residential transaction. How do I start listing my home?

Select your package, create an account, upload your photos, and submit your property details through our online portal. A licensed Illinois broker will review your listing before it goes live on the MLS — typically within 3 business days of receiving your completed paperwork.

Can I make changes after my listing goes live?

Yes. All SaveEstate listings include unlimited changes at no additional cost.

What property information do I need to provide?

Property size, number of bedrooms and bathrooms, asking price, property features, photos and deed.

How do I add photos to my listing?

Photos are uploaded directly through your client portal.
What is the typical timeline? Listings are typically published on the MLS within 3 business days of all required information being received and approved by your assigned broker.

Can I add a video to my listing?

Yes. You can add a self-produced video to your listing for $40. Send us the video link and we'll attach it to your MLS listing. Most MLSs accept only Vimeo or Matterport 3D links (not YouTube). Please note that videos are subject to the same MLS content rules as your photos — no contact information, logos, or text overlays.

Will my home appear on Zillow and Realtor.com?

Yes. SaveEstate listings are syndicated to every major real estate platform, including Zillow, Realtor.com, Trulia, Redfin, and Homes.com.

Can I schedule an open house through SaveEstate?

Yes. Open houses are scheduled directly from your client portal. A single open house can be added for $25, or unlimited open houses for $100.

How are buyer inquiries handled?

Buyer inquiries received through the MLS and syndicated platforms are forwarded directly to you, using the contact information you provide at onboarding.
